Application process

Deposit to Hold

  • Once an applicant is approved, if move-in will not occur within 24 hours, they must sign the lease and pay a non-refundable Deposit to Hold equal to one month’s rent within 24 hours of approval to reserve the property.
  • This deposit will be applied toward one of the required move-in deposits (such as first month’s rent, last month’s rent, or the security deposit).
  • The property can be held for a maximum of 14 days from the approval date.
  • Once all move-in requirements are met and the lease is signed, the Deposit to Hold will convert to the security deposit.
  • If the Deposit to Hold is not paid within 24 hours, the property will be offered to the next qualified applicant.
  • If an applicant submits a Deposit to Hold upfront and does not qualify, it will be refunded in full within 14 days.

Move in requirements

Before keys are released and occupancy is granted, the following must be completed:

Execution of a signed lease agreement by all parties

Full payment of first month’s rent, security deposit, and any additional deposits

Proof that all tenant-paid utilities have been transferred into the tenant’s name, with account numbers provided before move-in

Proof of renter’s insurance, or enrollment in our Resident Benefit Package (RBP)

Resident Benefit Package (RBP):

All R&M Capital Property Management residents are enrolled in our RBP for $29.99/month.

This includes renter’s insurance, credit building with on-time rent payments, a move-in concierge service for utilities and home services, a resident rewards program, and more.

(Optional opt-out available with proof of your own renter’s insurance. Stand-alone renter’s insurance available for $15.99/month.)

All funds must be received and cleared prior to move-in.

If you plan to pay online, payment must be made at least 5 days before move-in to allow time for processing. Otherwise, payment must be made by cash or certified bank check.

Reliable, professional, and quality Property Management services

To ensure a consistent and fair process, all applicants must meet or exceed the following minimum standards:

Valid government-issued photo ID and Social Security Number (or ITIN)

Monthly household gross income of at least 3x the monthly rent, verified through pay stubs, offer letters, or tax returns

Positive rental history from all landlords over the past 5 years

No prior evictions or outstanding landlord judgments

Credit score of 600 or higher, demonstrating responsible financial behavior

Occupancy limit: Maximum of 2 persons per bedroom

Upload of photo ID and two most recent pay stubs or bank statements

All applicants are subject to a criminal background screening.

R&M Capital reviews the nature, severity, and timing of any offenses, as well as whether the conduct poses a potential safety or property risk to other residents or staff.

Applicants will not be automatically denied solely due to a criminal record — all cases are reviewed individually and in compliance with applicable state and federal Fair Housing laws.

At the discretion of R&M Capital, compensating factors (such as a higher security deposit or a qualified guarantor with a 700+ credit score) may be considered for applicants who narrowly miss one of the above criteria.
