Lease Renewal Process
15% of the first month's rent upon renewal, only if a rent increase is secured. Capped at $250 per unit.

When emergencies happen, our team is ready to get the problem fixed 24/7.
We work exclusively with pre-approved vendors who meet our standards for speed, price, and quality. For maintenance projects, we charge a 10% project management fee that covers third-party invoicing and coordination, ensuring quality work at the best possible pricing. This is only for non reoccurring third party invoices and does not apply to reoccurring contracts.
We manage & monitor property utilities including service and billing transfers in and out of tenants names as necessary.
If something goes wrong we are experienced in enforcing lease compliance.
We look for lease violation issues and outstanding or preventative maintenance items. A report is provided to you including pictures.
Although an eviction is rare, if necessary, we oversee the legal process, working a trusted attorney.
We prepare a market analysis and negotiate a lease renewal with the current resident. We take into account things like current market rate, the quality of the current resident, length of tenancy, and more. We never want to lose a great resident over a rent increase, so we balance rental income with resident retention. We only charge a fee if a rental increased is secured.
When the resident vacates, we handle the security deposit return including withholding any necessary funds. We ensure compliance with the local laws that govern this process.

Residents have multiple payment options including online ACH, bank draft, and check. ePay through their online portal is encouraged and allows a seamless process.
We pay all property bills on your behalf, including utility and vendor invoices. The only bills YOU need to pay are your mortgage, property tax, and insurance.
Data and documents are always available through your secure online portal.
You receive a detailed income & expense statement from us each month reflecting all financial activity including details on any expense items.
We send your money directly to your bank account by the 15th day each month.
We provide year-end 1099 tax statements and all necessary legal paperwork for filing—$170 per property (up to 4 units), plus $25 per additional unit.
