R&M Property Management coordinates all repairs, obtaining owner approval for costs exceeding $500 unless otherwise specified. Emergency repairs are addressed immediately, and owners are notified as soon as possible. Maintenance expenses are reflected in your monthly statement.

How do you determine rental amounts?

Our team conducts a comprehensive market analysis to set competitive rental rates that balance maximizing income with minimizing vacancies. We monitor local market trends to ensure your property is priced effectively.

How do you market the property?

R&M Property Management advertises through online rental platforms, social media, and local networks. Professional photos and signage ensure your property stands out. A dedicated leasing agent oversees all marketing efforts.

How do you screen tenants?

We perform thorough background checks, including credit, rental history, and employment verification. Our screening process ensures tenants meet high standards while complying with all legal requirements.

How long will it take to rent my property?

Vacancy times vary depending on the market, location, and pricing. Generally, properties in good condition and priced appropriately are rented within 2-4 weeks. Seasonal factors, such as holidays, may affect timelines.

What happens if the tenant doesn’t pay rent?

R&M Capital Property Management handles rent collection and initiates the eviction process when necessary. Our delinquency process includes tenant call-outs after the 5th of each month, and if rent remains unpaid after 30 days, we will contact you to discuss next steps and begin the eviction process if appropriate. We maintain communication with both tenants and owners to pursue amicable solutions when possible, minimizing disruptions and protecting your investment.

What is the average length of tenancy?

Most tenants sign 12-month leases. At the end of the lease term, owners have the option to renew the lease, adjust the terms, implement a rent increase, or transition the tenant to a month-to-month agreement.

What needs to be done to prepare a property for rent?

We conduct post move-out inspections within 24–48 business hours after a tenant vacates the unit. Our team follows a detailed checklist covering items such as paint, appliances, damages, and overall condition. We document everything with photos and promptly gather competitive quotes to ensure repairs and turnover work begin immediately — helping to minimize vacancy time and get the unit rent-ready as quickly as possible.

How are financial reports accessed?

Owners have 24/7 access to detailed financial reports through the secure online portal. Reports include income, expenses, and maintenance records.

What happens if the tenant leaves before the lease ends?

Tenants are responsible for rent through the end of their lease term. At R&M Capital Property Management, we begin actively marketing the property as soon as we receive notice of non-renewal to minimize vacancy — even while the current tenant is still occupying the unit. A minimum of 30 days’ written notice is required to vacate. If a tenant chooses to terminate the lease early, an early termination fee equal to two months’ rent will apply.

Do you inspect my property?

Yes, we perform annual property inspections to ensure lease compliance and identify maintenance needs. Additional inspections can be conducted upon request.

How are monthly funds distributed?

Owner disbursements are processed via direct deposit between the 15th and 18th of each month. Statements are made available online the same day.

Who handles emergencies?

Our in-house team is available 24/7 to address emergencies for both owners and tenants. We work with trusted vendors to resolve issues promptly, protecting your property and tenants.

How do you ensure properties remain compliant with local laws and regulations?

We stay informed through regular updates on local legislation and collaborate with legal advisors to ensure compliance in areas like zoning, safety standards, and rental agreements.

How do you handle tenant screening and selection?

We use a comprehensive screening process that includes credit checks, rental history, income verification, and landlord reference checks to ensure we select responsible tenants.

How do you manage emergency repairs or issues that arise outside of business hours?

We have a 24/7 emergency response system in place, allowing owners and tenants to report urgent issues immediately. Our team acts promptly to minimize disruptions.
