Yes, tenants may be charged for maintenance if the issue results from damage or neglect. Additionally, missing a scheduled appointment with a maintenance contractor could result in a service call fee. Routine wear and tear are the responsibility of R&M Property Management, but we encourage tenants to address any preventable issues promptly.
Generally, no. Pet policies are outlined in your rental agreement. However, exceptions may sometimes be considered. Contact R&M Property Management for clarification or to discuss your specific situation.
Yes, but you must first obtain written permission from R&M Property Management. Some restrictions may apply, such as prohibiting visible satellite dishes. All installation costs are the tenant’s responsibility.
Rent is due on the 1st of the month and considered late if not received by the 5th. A 7 day or14-day notice is issued to comply with legal requirements. Paying rent promptly ensures you avoid such notices.
Subleasing is prohibited unless explicitly approved in writing by R&M Capital Property Management. Always consult your lease agreement for details.
For non-urgent maintenance, submit your request through R&M Capital Property Management’s online portal, including your preferred contact time. For urgent issues please create a workorder ad call our office directly (855) 762-2776. In case of emergencies involving fire, flood, or safety concerns, contact emergency services (911) before notifying us.

R&M Capital Property Management respects tenants’ privacy and will always provide written and verbal notice before entering your home. A minimum of 24 hours’ notice is required, and all maintenance appointments are scheduled with your approval to ensure clear communication and mutual respect.
If you decide to move out, a 30-day written notice must be submitted to R&M Capital Property Management. Failure to provide proper notice may result in an early termination fee equal to two months’ rent.
After a tenant moves out, R&M Capital Property Management conducts a post move-out inspection to assess the condition of the unit. We document any damages, excessive cleaning, or left-behind items with photos and detailed notes. Applicable repair or cleaning costs will be deducted from the security deposit, and a full itemized breakdown will be provided. The remaining balance of the security deposit will be refunded within 30 days of move-out, in accordance with state regulations.
